We are recruiting a Senior Project Manager to work for a Property Development Group who have a number of active sites and some new ones starting in the Dublin area.

You will be a key member of staff, supporting the Owner of the business to assist from planning to the full completion of various projects, working with the contractors, Quantity surveyors, engineers on site, making sure projects are running on time, risk assessing, liasing with the finance department to make sure no delays.

Role Overview

We are seeking a result-oriented and experienced Project Manager with a background in Quantity Surveying or Civil & Structural Engineering and experience delivering high quality property and construction projects. The ideal candidate will have a strong grasp of procurement, project leadership, and regulatory frameworks, including building control requirements applicable in the Republic of Ireland.

Key Responsibilities

  • Design: Set up a structure for the delivery of the design of the development.
  • Attend meetings and track progress of design activities.
  • Programme: Develop Master Programme for projects and report on progress. Own programme for the projects.
  • Risk: Develop Master Risk Register for projects. Own risk register for the projects.
  • Stakeholder Management: Assist client with any issues with county council / planners /local stakeholders as required. Act as point of contact if required.
  • Consultant Procurement: Lead the procurement of all consultants required.
  • Contractor Procurement: Drive and coordinate the design team to meet deliverables and to meet procurement deadlines. Contribute to contractor procurement as required including holding site visits with contractors. Coordinate responses to clarifications during tender period. Carry out technical analysis of tender returns and issue tender reports.
  • Set up and attend Ad hoc meetings as required.
  • Issue monthly reports to Development Manager.
  • Coordinate activities of project team.
  • Oversee the change control process during construction.
  • Coordinate snag closeout.
  • Apply Quantity Surveying expertise to manage cost planning, tendering, contract negotiation, and change control
  • Ensure all developments comply with relevant Building Control Regulations, including energy performance, fire safety, structural compliance, and accessibility standards.
  • Liaise with Approved Inspectors, Building Control Authorities, and consultants to obtain compliance certificates and manage inspections.
  • Maintain awareness of changes to building legislation, construction codes, and local authority requirements.
  • Collaborate and coordinate with planning, legal, and design teams and manage external consultants and main contractors.
  • Drive accountability, performance, and coordination across all project members.
  • Prepare clear and structured reports on project status, cost performance, risk, and progress to senior management and investors.
  • Maintain comprehensive project documentation to support auditability and risk review.

Preferred Qualifications & Experience

  • Degree qualified in Quantity Surveying, Construction Management, Civil & Structural Engineering, or related discipline.
  • Minimum of 5 years’ project management experience across construction and property development.
  • Demonstrated experience in procurement, cost planning, contract administration, and contractor management.
  • In-depth knowledge of Building Control Regulations in the Republic of Ireland.  Experience using project management software such as Procore is highly desirable.
